RESERVATION AND STAY RULES

§1. General provisions

The rules and regulations define the terms and conditions of booking, payment, and stay for guests at Skyline Villas (hereinafter referred to as "the Facility"), available, among others, via the website: skylinevillas.pl.

The owner/operator of the Facility is:

SKYLINE ESTATES SP Z OO, AL. JANA PAWŁA II 52/54, 00-152 WARSAW, NIP 5253054891, REGON: 542300231, hereinafter: "Owner".

The person making the reservation and payment for the stay is hereinafter referred to as the "Reserving Party." Persons staying at the Facility are hereinafter referred to as "Guests."

Making a reservation (by phone, email, online, or through a booking service) is tantamount to:

familiarization with these Terms and Conditions,
accepting their provisions,
an obligation to comply with them by the Booker and all Guests.

In the event of a gross violation of the Terms and Conditions, the Owner has the right to terminate the contract with immediate effect, refuse further stay, and demand immediate departure from the facility, without refunding the fees paid and with the right to retain the deposit referred to in §3.

§2. Reservation, conclusion of the agreement, and payments

Reservations can be made:

via the booking form on the website skylinevillas.pl,
by phone or email using the contact details provided on the website,
through external booking portals.

Detailed terms and conditions regarding prepayment and cancellation of reservations are indicated in each offer or in the reservation confirmation. All reservations at the Facility are nonrefundable, which means that in the event of cancellation (for any reason) or no-show, the fees paid are not refundable.

The contract for the provision of accommodation services is concluded upon:

the Booker receives a booking confirmation from the Facility, or
confirmation of the reservation by the booking portal – in accordance with its terms and conditions – and
the required prepayment/deposit is made, if such a condition has been stipulated.

Failure to make the required prepayment within the time limit specified in the offer may result in automatic cancellation of the reservation.

The remaining amount due for the stay shall be settled in accordance with the terms and conditions of the offer – at the latest on the day of arrival or within the time limit specified in the booking confirmation.

Prices are quoted in Polish zlotys (PLN) and include the scope of services specified in the offer description. Additional services (e.g., pet fees, baby cots) may be charged separately in accordance with the current price list.

§3. Deposit (refundable) for damages

Upon arrival (at check-in), a refundable deposit is collected for possible damage in the amount of PLN 500 for each stay in Sywarne apartments. The deposit is refunded on the day of departure in cash or, in the case of a refund by bank transfer, no later than 3 days after check-out to the indicated bank account.

Special deposit rules apply to the Sobiczkowa villa: a refundable deposit of PLN 1,000 is collected at check-in. If the Rules and Regulations are observed and there is no damage, the deposit is refunded in full on the day of departure or by bank transfer to the bank account indicated by the Guest, no later than 48 hours after departure.

The deposit is a security for any damage caused to the property (including the building, equipment, appliances, and common areas), as well as for gross violations of the Rules and Regulations, in particular:

organizing parties, receptions, or events referred to in §5,
smoking in prohibited areas,
the presence of additional unregistered persons,
the presence of unregistered animals or animals without the required consent, referred to in §7.

The deposit will be refunded after checking the condition of the Facility and confirming that there is no damage or other violations of the Regulations: on the day of departure in cash or by bank transfer to the account number indicated by the Guest, no later than 3 days after check-out. Please note that special deposit rules, as referred to above, apply to the Sobiczkowa villa.

If the value of the damage exceeds the amount of the deposit, the Guest is obliged to pay the difference within 7 days of receiving the request.

In the event of damage, the Guest will receive a list of damages along with an estimate for the repair or replacement of the equipment.

§4. Accommodation, check-in, and check-out

Check-in is possible on the day of arrival between 4:00 p.m. and 10:00 p.m.

Check-out is on the day of departure by 10:00 a.m.

Late check-in or early check-out is possible only after prior agreement with the Owner and may incur additional charges.

On the day of departure, the Guest should:

leave the Property with all accompanying persons and belongings,
leave the keys/cards in accordance with the instructions provided by the Owner,
report readiness for facility collection (if required by the facility procedure).

§5. Rules of stay at the Facility

Smoking and the use of electronic cigarettes are prohibited in all rooms, except in designated areas.

There is a total ban on organizing events in the facility and on the premises belonging to it.
An "event" is understood to mean any event, meeting, or gathering of people that goes beyond the standard, peaceful use of the facility for residential purposes, in particular when:

persons not included in the reservation are present in the facility,
loud music, dancing, singing, or social games take place, or alcohol is consumed in an organized manner by persons not registered to stay at the facility,
noise or disturbance of other residents is caused, regardless of the time of day,
there are frequent entries and exits of third parties,
the event is of a temporary nature (e.g., birthday, bachelorette/bachelor party, social or company meeting) without prior consent from the facility.

The above prohibition applies 24 hours a day, not only during quiet hours. In the event of a violation of the ban on organizing events, the Owner has the right to:

immediately terminate the contract for the provision of accommodation services without refunding the cost of the stay,
to retain the deposit in whole or in part,
charge the Booker with the costs of security, building administration, or police intervention,
to seek compensation on general terms.

Quiet hours are from 10:00 p.m. to 7:00 a.m. Guests are required to behave in such a way as not to disturb other users of the property and the neighborhood.

Guests are required to:

use the facility and its equipment in accordance with its intended purpose,
keeping the facility tidy and leaving it in a condition similar to that found upon arrival,
not allowing unregistered persons to use the facility without the Owner's consent.

The number of people staying in the facility may not exceed the number specified in the reservation. The stay of a larger number of people requires the prior consent of the Owner and may involve an additional fee.

The use of the jacuzzi, sauna, and other recreational facilities is in accordance with the instructions provided by the Owner, at the Guests' own responsibility, taking into account their health and safety rules.

Air conditioning is available only from July 1 to August 31, if such a facility is indicated in the description of the facility.

Parking spaces:

The number of parking spaces is limited.
A maximum of 2 parking spaces are provided for each villa.
For the Sobiczkowa villa, there is a strict limit of 2 vehicles in the car park. Parking is charged at PLN 80 per day for each vehicle. The entry of more vehicles may result in the retention of all or part of the deposit referred to in §3.
Each apartment is allocated a maximum of 1 parking space.
Parking more vehicles on the premises than indicated above is not permitted. Additional vehicles must remain outside the premises at the expense and risk of the Guests.
The owner is not responsible for vehicles or property left in them.

§6. Children and minors

Children of all ages are welcome at the Facility.

Children aged 3 years and older are treated as adults in terms of accommodation fees.

Fees for children's stays and detailed prices are visible during the booking process, after entering the number of children and their ages.

Upon request, a cot for children aged 0-2 years can be provided for an additional fee of PLN 96 per child per night, payable separately during the stay. The number of cots is limited and their availability depends on the option selected and confirmation by the Owner.

No extra beds are available at the property.

Children and young people under the age of 18 are allowed to stay only under the supervision of adults who are fully responsible for their safety and behavior.

In the case of stays with children, the facility is legally obliged to apply standards for the protection of minors, including establishing the identity of children and their relationship with the adult with whom they are staying (e.g., by presenting an identity document).

§7. Animals

Staying with animals at the facility is only possible after obtaining the facility's prior, explicit consent. Failure to obtain consent means that you are not allowed to arrive with an animal. The facility may impose additional restrictions on the number, species, and size of animals.

Staying with an animal always involves an additional fee. The fee for an animal's stay is PLN 200 per stay or is calculated according to the current price list. There is no possibility of exemption from this fee. The Facility only accepts small pets (e.g., small dogs, cats), unless the Owner agrees otherwise in writing.

Pets are not allowed in the bedrooms, but they may be kept in the living area and common areas, as long as they do not disturb other guests.

The pet owner is obliged to:

constantly supervising the pet,
ensuring that the animal does not pose a threat or discomfort to other guests,
clean up after the animal and repair any damage caused by the animal (including covering the costs of additional cleaning).

Arrival with an animal without the consent of the Facility, failure to report the animal, or refusal to pay the fee for the animal's stay constitutes a gross violation of the Regulations and may result in refusal of accommodation or immediate termination of the contract, with the right to retain the fees for the stay and the deposit referred to in §3.

§8. Responsibility of the Guest and the Facility

The Guest bears full financial responsibility for any damage caused by him or by third parties whom he has allowed to stay at the Facility (including damage caused by children and animals).

In the event of damage, the Guest is obliged to immediately report this fact to the Owner.

The Owner's liability for items brought by Guests to the Facility is governed by the provisions of the Civil Code.

The Owner shall not be liable for interruptions in the supply of utilities (electricity, water, internet, heating) caused by reasons beyond his control (network failures, random events, repairs carried out by utility providers).

The Guest is obliged to secure the Facility appropriately during their absence (locking doors, windows, gates, etc.).

§9. Complaints

Guests have the right to submit complaints regarding the quality of services provided.

Complaints can be submitted:

by email to: booking@skylinevillas.pl
in writing to the address of the Owner's registered office.

The complaint should include:

the details of the person making the complaint (first name, last name, contact details),
the reservation number/date of stay,
a description of the event giving rise to the complaint.

The Owner undertakes to consider the complaint and respond within 14 days of receipt (or within another period resulting from mandatory provisions).

§10. Personal data (GDPR)

The administrator of Guests' personal data is SKYLINE ESTATES SP Z OO, AL. JANA PAWŁA II 52/54, 00-152 WARSAW.

Personal data is processed in particular for the purpose of:

executing reservations and contracts for the provision of accommodation services,
fulfilling legal obligations (including registration requirements, standards for the protection of minors),
possible pursuit of claims or defense against claims.

Detailed information on the processing of personal data can be found in a separate Privacy Policy / GDPR information clause, available at skylinevillas.pl and at the Facility.

§11. Final provisions

In matters not covered by these Regulations, the relevant provisions of Polish law shall apply, in particular the Civil Code and laws regulating the provision of hotel services and consumer protection.

The Owner reserves the right to amend the Regulations. The new content of the Regulations shall be effective from the moment of its publication on the website skylinevillas.pl, however, reservations made before the amendment shall be subject to the Regulations in force at the time of conclusion of the contract.

The Terms and Conditions shall enter into force on 19.12.2025.
